A multi-million pound development has seen the former Cadbury’s chocolate factory site in Somerset transformed into a luxury retirement village. Built in the 1920s, the Keynsham site closed down in 2011 but thanks to a £60 million redevelopment scheme, the site’s iconic red brick buildings have now been fully refurbished and reopened as ‘The Chocolate Quarter’ retirement village.   

Early on in the project, it was recognised that maintaining some of the unique heritage of the site was key. Euroclad’s Vieo warm and cold roof and wall systems were specified by the scheme’s architect to contrast with the existing red brickwork, modernising the buildings without losing their iconic look

A cost-effective alternative to traditional roofing systems, Vieo systems can be applied to roofs and walls. Vieo systems are designed for application on a range of buildings and offer enhanced thermal and acoustic performance with the Vieo warm system which consists of RocSlab insulation.

Specialist installers PB Cook Roofing installed 8000m² of Vieo cladding, giving the roof an exceptional U-value of just 0.13W/m2K, with a 0.9mm gauge VieoZinc profile, as specified by the architect. A lightweight and cost-effective alternative to traditional zinc roofing, VieoZinc is an aluminium material featuring a zinc-rich coating which is specially designed to weather in a similar way to zinc and change colour over time.

Aesthetics were a key focus for this project and the VieoZinc profiles provided a clean and attractive finish which complemented the original brickwork of the buildings perfectly.”

Located near Bristol, The Chocolate Quarter is a luxury retirement community owned by St Monica’s Trust, a not-for-profit organisation that provides high-quality accommodation and care for older people, offering award-winning village accommodation, care homes and specialist facilities. 

St Monica Trust’s fifth retirement community, The Chocolate Quarter comprises 136 stylish one and two-bed apartments worth up to £450,000 for residents over the age of 55. It also includes a 93-bed care home, gym, swimming pool, spa, art studios, cinema, hair salon, nail bar and an authentic pizzeria which are also open to the public. 

The development, which began in March 2016 and was officially opened by Princess Anne in April 2018, comprises modern living with art deco-inspired styling and offers residents a concierge service to look after their every need.

More than 30 percent of The Chocolate Quarter’s apartments were reserved off-plan during the first week of the show home opening with buyers coming from as far away as France.

Creating luxury apartments that are attractive to potential buyers, and incorporating multi-use facilities, whilst preserving the architecture of the historic buildings, was the focus for this project.
