The Case for Refurbishment

There are a number of reasons why a building owner might choose to refurbish a building, ranging from pure aesthetics to changes in the performance and functionality of the building. In many cases, buildings are refurbished when they change their use or ownership, but this is not always the case. In some cases, refurbishment is prompted by problems associated with the existing building envelope, such as leakage or damage, but these issues tend to be addressed as part of a planned repair and maintenance programme.

An increasingly important reason for refurbishment is to reduce the energy consumption of the building through improvements to the insulation and air-tightness of the building envelope.

The most common reasons for refurbishment are:

• To increase the asset value of the property.
• To improve the working environment for occupants.
• To increase space and/or building configuration.
• To increase rental income.
• To improve aesthetics and company image.
• To improve thermal efficiency and reduce energy costs.
• To replace a building envelope that has become damaged and costly to repair.

Recent research suggests that refurbishment tends to be undertaken for positive reasons, such as technical upgrades, more often than it is used to overcome problems with the building envelope.

The heart of the matter

Spacer systems have been described as the heart of a site assembled metal roof or wall.  They create the insulation cavity to provide thermal insulation and sound reduction and they provide the anchor fixing the outer sheet, via the bar and bracket, to the structural steelwork. Recent work carried out by the Steel Construction Institute tested spacer bar systems that have been around for some time for their structural ability to sustain required loads.  Traditional spacer systems limit the structural abilities of the metal roof and wall systems when bracket depths reach around 200mm.  The work highlighted the benefit of the liner and top sheet in the stability and structural capability of the system and concluded that standard systems are only suitable for up to a maximum of 210 mm. From there twin skins need a more robust system.

 

Enter the Eurobar Extra Mast.  This range of spacer systems has been rigorously tested by the British Board of Agrément as part of Elite Systems.  With ever-increasing construction depths driven by revisions to Part L and increased awareness of the implications of energy savings, it is comforting to know that there is a proven, certified spacer system that can accommodate insulation depths of up to 280mm on the roof or wall. The enhanced systems are quick and easy to install and will deliver a major contribution to meeting revised regulations.
